
Your Personal Signing Checklist
1. Please call the borrower NOW to schedule and reconfirm the appointment time as well as the location. Please verify with the borrower that the property address is correct. They are waiting for your call Keep UDX informed at all times of the signing status and of any changes in the appointment time, as well as concerns or requests made by the borrowers. Should the borrower refuse to sign, call UDX immediately at 800-474-4UDX. Do not leave until you have spoken with someone at UDX or at the loan office. Failure to comply will result in non-payment of services.
2. When finished with the signing please call immediately to update status and give the return tracking number. Follow up with UDX by faxing only notarized pages one right to cancel CRTC for our quality check.
3. Please pay close attention to detail and accuracy.
4. Corrections: Procedures vary by lender, so please call UDX immediately for instructions on how to proceed, should any corrections be necessary.
5. Documents are not to be modified or altered in any way by anybody without prior approval from UDX. Do not use white-out, even if mistakes have been made. If the borrower modifies any docs, chances are it will invalidate the entire loan.
6. Have all borrowers sign each of the documents exactly as their names appear on each document.
7. Please complete the entire notarial section for each document to include the following information: Dates, venue notarial seal (be sure it is legible, complete and not over any words or signatures), notary signature and acknowledge borrowers as their names appear (include middle initials and suffixes, e.g., Jr., III, etc.)
8. Return documents in the enclosed return envelope immediately for next day delivery unless otherwise instructed. If no return envelope is enclosed call UDX for instructions. Never leave the original documents with the borrower; you are responsible for returning the documents.
9. Remember that you represent UDX as well as the lender and you should always handle yourself in the utmost professional manner with all parties involved. As a "Notary Signing Agent", you are NOT allowed to discuss your opinion in relation to the content of the documents nor explain any details of the loan. You should refer ALL questions to the loan officer or contact UDX for assistance.
10. Before you leave the signing, double and triple check the docs to ensure all pages are signed, initialed, dated and notarized, where applicable. You don't want to have to return at our own expense, just because you missed a signature.
